B C & J Architecture & Planning specializes in responsible, engaging, and sustainable residential and community based projects which range from private single family housing to community neighborhood planning and mixed use infill work. From initial review of a property to final inspection of a completed project BC&J maintains skills necessary to realize you goals and desires. BC&J operates within a framework of accommodating an owner's goals and objects above anything else. BC&J marries an owner's goals with environmental influences, budget parameters, energy use objectives and code ramifications into appropriate, responsible and creative design responses. Through a carefully crafted, phased design approach, BC&J has committed to accommodating the client requirements in a manner that seeks to check design progress with project estimating in order to eliminate unnecessary design changes. This is done at a number of key benchmark stages so design ideas do not advance budget considerations. BC&J maintains a nimble and creative method for interpreting planning and other municipal codes. By approaching code with a mindset of a successful outcome for all, BC&J has honed a reputation for accommodating the spirit and intent of codes along with goals and objectives of their clients. Hand in hand with land use consulting, BC&J has built a reputation for thoughtfully preparing permit applications and has a keen sense for their facilitation within a municipal review system. This work ranges from involvement in ascertaining a standard Building Permits to Variances, Conditional Use Permits, and Shoreline Substantial Development Permits, etc. Waterfront properties have surfaced in the practice at BC&J as a specialty on their own. BC&J employs the same stakeholder building techniques used in Urban Design projects in order to garner support, credibility within the context of the applicant, neighbor and jurisdictional bodies. In an effort to aid those transitioning into or out of an existing property, BC&J has developed a program designed to accommodate aiding a listing. Principally, the program ranges from measuring and drafting the existing conditions so a buyer knows how a building laid out to an Initial Site Review which explores both positive and negative aspects of a property. BC&J also provides cost effective design consulting which provides either a buyer or a seller a vision for how a property could be upgraded and for roughly how much. Long before the environmental agenda became popularized, BC&J has been constructing a backbone of projects which respond to site conditions for the betterment of the environment and sustainability. BC&J reviews each and every project with an emphasis on how such an event will impact the environment. This ranges from dynamic site review which explores solar meadow opportunities, water quality initiatives and wind advantages to more refined and timely determination of choices of/for materials, energy production systems and building spatial arrangement and assembly. In an effort to recognize the recession fueled readjustment in the housing market, BC&J launched the Perfect Little House Company. The Perfect Little House Company is aimed to accommodate the growing need and desire for modestly sized house design on a budget. The houses in the livery range in size from the mid 200 to 3,000 square feet. The design work is culled from a 25 year practice of architecture incorporating light, scale, massing, proportion, sustainable measures and vernacular style into houses which delight the soul and engage a family. The house designs are suitable for developers or individuals to be used as a primary or vacation residence. Beginning with community analysis, economic survey and environmental review, BC&J approaches urban design with a community stakeholder building focus. Commonly tied to public input and integr
